The benefits of our Homeowners Association:


One of the best things about living in Kensington Ranch is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Kensington Ranch your home.


Items covered by the HOA:

  • operation and maintenance of exclusive common areas ei: walking trails
  • landscaping of common areas
  • lighting and monument signage within the neighborhood
  • Association operating expenses as stated in covenants 

HOA Dues

  • $15 per month per household
  • No increase in the last two years
  • Collected quarterly

Common Questions

How is the governing board structured?
Currently, there are 3 developers who govern the board.

Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to the successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.

How often are HOA fees increased?
We have not had an increase in HOA fees since 2012.

Does the HOA maintain all of the amenities?
Yes. The walking trail in the neighborhood available to homeowners is maintained by the HOA.  

Does the HOA have a community newsletter or intranet site for residents?
Not at this time. There is a Board Portal that is used to convey meeting information to the residents via email format.
