One of the best things about living in Spence Creek is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call Spence Creek your home.


Items covered by the HOA

  •  Management fee, including postage and office supplies
  • Common Area Landscaping: seasonal color and irrigation startup, shut down, and repairs
  • Playground maintenance
  • Clubhouse: maintenance and cleaning, pool contract (cleaning and lifeguards), fence and ate repairs around the pool, water, electricity, telephone, (911 phone required), termite treatment to clubhouse, insurance, and property taxes.
  • Audit/Review and tax return

HOA Dues

  • $60 a month


Common Questions

How is the governing board structured?
At this time, there are 3 advisory members, the developer, and 1 community manager.

What committees contribute to the governing board?
The Advisory Committee.

Are all community activities included in the fees?
Yes (unless it is a model home/developer event).

Does the HOA have a reserve fund?
Not at this time.  There will be one with the community becomes self-sufficient (once the development is complete).

How often are HOA fees increased?
As needed.  No increases to date for the Spence Creek HOA.  Each year, the Board of Directors reviews the previous year's budget and forecasts needs for the upcoming year.  Part of the process includes making projections for the years to come.

Does the HOA maintain all the amenities?
Yes.  This includes the pool, clubhouse, playground, walking trails, monuments, and common green space.

Does the HOA have a community newsletter or intranet site for residents?
The HOA does send out a newsletter periodically and homeowners also have online access to their account, governing documents, can submit an architectural request, or contact the management company through the system.
